What is a property Questionnaire?
A questionnaire given to a seller to complete as part of a Home Report
The Property Questionnaire is one of the sections of the Home Report that sellers in Scotland are required to complete when they put their property on the market. It provides prospective buyers with additional information about the property that might not be covered in the Single Survey or Energy Report.
What information is found in the property questionnaire?
The property questionnaire contains 16 categories, with questions covering many of the common questions sellers will have for buyers.
- Length of Ownership
- Council Tax Band
- The services that are connected to the property
- Parking
- Conservation Area
- Listing Building Status
- Alterations / Additions / Extensions to the property
- Central Heading
- Energy Performance
- Issues with the property
- E.g flood, fire, asbestos
- Responsibilities for common areas
- Charges associated with the property
- Specialist Works
- Guarantees or Warranties
- Boundaries
- Notices that affect the property
Can I trust the information in the property questionnaire?
It may be wise to take the answers given in the Property Questionnaire with a pinch of salt
The law society of Scotland guidance on Home Reports states that responsibility for the accuracy and truthfulness of the statements in the property questionnaire rests with the seller.
They say solicitors, conveyancer, estate agents and other parties, “do not have an obligation to check the information contained in the property questionnaire and may accept the statements therein at face value”.
