Scotland took in a record August haul of residential Land and Buildings Transaction Tax (LBTT)

Residential LBTT was £52.3 million in August 2026, the highest August figure on Revenue Scotland’s record and 3% up on August 2025 (£50.7m).

Residential returns actually fell to 9,060 from 9,770 a year earlier. With fewer deals paying more tax overall, the rise points to higher prices or more sales in the upper LBTT bands not a busier month for buyers.

For first-time buyers, LBTT relief lifts the tax-free band from £145,000 to £175,000
